With Due Diligence.
What does this actually mean and what do we do?
First we have inhouse legal specialist and we use a firm of highly specialised lawyers.
1. Contracts are in English & Spanish
2. The sellers are in fact the owners and able to sell
3. Ownership of the project/land and or property
4. No outstanding debts on the property
5. No unusual conditions attached to the sale
6. Developers insurance is in place (only for new build)
7. No planning issues outstanding
8. All planning permissions have been granted
9. All planning permissions have been adhered to
10. 10 year structural insurance in place
11. Energy Certificates and Habitation Certificates
12. Bank financing is available
Only when we are satisfied that all of the above have been checked we then start to market the properties.
We recommend that you use an experienced lawyer to carry out the conveyance procedure and to help with other aspects of the purchase.
Who you choose is entirely up to you, however we do recommend you use a Spanish, bi-lingual lawyer, who knows the procedures and has the experience.
We work with a number of very good independent Spanish lawyers, we are happy to recommend.
You can even use our own inhouse lawyer.
